What moves the number
Three inputs decide the instalment. Understanding how each one pulls is more useful than any single result.
Amount
The instalment moves in direct proportion. Borrow twice as much over the same term and rate, and you pay roughly twice the instalment.
Rate
Small changes compound over a long term. A fraction of a percentage point can amount to a large sum across twenty years.
Tenure
A longer term cuts the instalment but raises the total interest. This is the trade-off worth thinking about most carefully.

About this calculator
An equated monthly instalment is the fixed amount you pay each month until the loan is repaid. Each instalment covers both interest and a portion of the principal. Early on most of it is interest; later most of it is principal.
A longer tenure spreads the principal over more instalments, which lowers each one. But interest accrues on the outstanding balance for longer, so the total interest paid over the life of the loan rises — often substantially.
