Loan assistance
Home Loan Assistance in Delhi
Delhi property finance is dominated by one thing: the documentation position of the property itself. Freehold, leasehold, DDA, cooperative society and unauthorised-regularised properties are each assessed differently, and the difference decides which lenders can be approached before anything about your income is considered.
We take Delhi enquiries from our Greater Noida West office. Most of what we handle here involves resale property and loans against property, both of which turn on getting the title position established early.
What to know about property finance in Delhi
Freehold, leasehold and the conversion position
Whether a property is freehold or leasehold, and whether conversion has been completed where it applies, materially changes which lenders will consider it and on what terms. This is the first thing to establish about any Delhi property, because a great deal follows from it.
Cooperative group housing societies
Society flats involve the society's own no-objection process alongside the lender's requirements. It is routine, but it adds a step controlled by neither you nor the lender, so it is worth starting early rather than discovering it at the end.
Loan against property
Given Delhi property values, raising funds against an owned property is a common requirement. The assessment turns on the property's documentation and your ability to service the EMI — and unlike a home loan, the money is not being used to buy the asset that secures it, which lenders weigh accordingly.

Common questions in Delhi
Considerably. It affects which lenders will consider the property and what they will require. Establishing the position at the outset avoids approaching lenders who were never going to be able to help.
It depends heavily on the specific documentation available and on the individual lender's policy. Some will consider it, many will not. It is a question that needs the actual papers rather than a general answer.
